Vendor Reports
What is a Vendor Report?A Vendor Report is identical to a Strata Report in terms of its contents, providing the same essential insights into a property's strata records. It includes details on financial health, maintenance history, and any potential issues affecting the property, ensuring both Buyers and Vendors have access to the information they need. The key difference between a Vendor Report and a full-priced Strata Report lies in accessibility and cost structure. With a Vendor Report, the upfront cost for Vendors is reduced, allowing Buyers to purchase the report individually through the Before You Buy platform. In contrast, a full-priced Strata Report is paid in full by the Vendor, giving them the freedom to share it with potential Buyers at no extra cost. Both reports serve the same purpose, transparency and confidence in property transactions, but the Vendor Report introduces a fairer and more affordable way to access this vital information, benefiting both parties in the process.
Here's how it works:- Vendors can order a Vendor Report for $199.00 (+GST) as opposed to the standard cost of $289.00 (+GST).- Potential buyers will then be directed to purchase the report for $59.00 (+GST) via the Before You Buy platform. Whereas a full-priced report can be shared freely by the Vendor / Agent to buyers.
Benefits for the Vendor & Agents:- Transparency: Demonstrates transparency and builds trust with potential buyers.- Streamlined Process: Facilitates a quicker sales process with comprehensive information available upfront.- Marketability: Enhances the property's appeal by providing detailed and reliable information, and highlighting a strata report in marketing materials will attract more serious buyers.
- Lower upfront cost for vendors: Instead of paying full price, vendors can order a Strata Report at a more competitive rate.
- More affordable for buyers: As opposed to purchasing a standard report for themselves, Buyers can access the report for a reduced price, making the process more cost-effective.
- Encourages transparency: More buyers may be inclined to purchase the report, leading to better-informed decisions.
Benefits for the Purchaser:- Save Time & Money: Going to all the open homes to inspect properties is time-consuming enough. Imagine spending countless hours inspecting the records of each of those properties?!- Informed Decisions: Provides detailed information on the property's condition, enabling an informed purchasing decision.- Risk Mitigation: Identifies potential risks or issues that could affect the property's value or usability.- Negotiation Power: Offers leverage in negotiations based on the information disclosed in the report.- Peace of Mind: Provides assurance about the property's condition and management.- Future Planning: Helps in anticipating future costs and maintenance requirements.- Budget Planning: Helps in planning the budget for potential repairs and renovations.- Comparison Tool: Enables buyers to compare different properties with similar reports for informed choices.- Long-Term Assurance: Provides long-term assurance about the building’s management and financial health.
