No part of our reports are to be reproduced (printed, or otherwise), or shared without the prior written approval from assure strata reports. No assure strata report may be provided, either free of charge or for a fee to any other person without our express written permission to do so by assure strata reports. If we give our permission it may be subject to conditions and additional fees. Failure to comply with this legislation will result in prosecution.

We service the Sydney Metro area, however, if search documents are made available digitally from a strata office located outside the Sydney metro area, we will be happy to consider taking on clients anywhere within NSW.

Strata Report Pricing:
Each digital assure strata report fee is $289.00 + GST. This cost includes the statutory strata search charge payable for the inspection. However, some strata offices charge higher rate. If this is the case, we will notify you immediately to confirm if you still wish to proceed. Additional search costs imposed by the owners corporation / strata company will be passed on to the client. This cost is for a digital copy of our reports. Additional cost of $3.50 + GST per single side page for printed copy of the report is payable by the client. Charge payable prior to printing. Delivery of the printed report will be charged at cost with an additional $30.00 + GST administration fee.
Letter of Authority (LOA):
To proceed with the search, you’ll need a letter of authority from property vendor, solicitor or authorised representative of the Lot Owner. Your solicitor can request this document on your behalf with the Vendors solicitor. Please note that strata offices only accept a letter signed by the Lot Owner (Vendor). Please send the LOA back to us as soon as possible as we are unable to conduct a search of the records without the letter of authority to do so. Once we have recieved the letter of authority from you, we will proceed to book in an inspection time with the strata management company.
Payment and Cancellation/Refund Policy:
Payment in full must be made prior to initial strata inspection of the records. Assure Strata Reports reserves the right to charge the client the following Fees in the event of an order cancellation. In the event of a cancellation, our refund policy is dependant on the progress of the report process:
1. No refunds for a completed Strata Report.
2. $49.00 + GST will be refunded if we have conducted the strata search/inspection but yet to complete the Strata Report.
This Policy includes any special priced reports. No rebates available for cancelled reports.
Delivery of Strata Reports:
Unless otherwise agreed prior, our reports are delivered electronically via a link to the clients email address. Assure strata reports take no responsibility should any client experience technical difficulties while accessing their report. While all reasonable steps will be taken to ensure all clients can access their report, technical issues such as but not limited to internet outages, incompatible devices, or loss of devices do not constitute a means for a refund. The client must notify assure strata reports immediately if any issues arise once the report has been sent.
All links are terminated after 72 hours of sending.
Inspection Report Limitations:
Information contained in our strata reports has been obtained and collated soley from the strata records available to our inspector/s at the time of the inspection under Sections 182 & 183 of the Strata Schemes Management Act 2015 (NSW), and Part 7, Section 42 of the Strata Schemes Management Regulation 2016 (NSW). We do not physically inspect the property and provide no advice on the current state of the building other than providing any report/s provided to us for the inspection such as (if any), Defect Reports, Engineers Report, Fire Reports etc. We are not Engineers or Builders, and provide no advice on the information provided in any specialist report/s. We simply provide the information as presented to us at the time of the inspection. Always seek advice from the relevant qualified contractor for better understanding of items within the strata report. We do not offer any legal or financial advice. Where we refer to parts of the legislation or information in relation to legislation, we are providing general inforamtion only. All Legal and Financial advice should be sought through a relevant professional at all times.
Assure Strata Reports have a methodical way we conduct the inspections of the records to be able to present as much information as possible to our client by experinced and qualified Strata industry professionals.
From time to time, the Owners Corporation do not maintain the records as required. We scan or request a digital copy of every relevant document avaiable to us at the inspection, however, sometimes, Owners Corporations deliberatly withhold information with the intention of misleading potential purchasers, or information may not be presented for other reasons, such as legal professional privacy or simply, a document can be misplaced by the manager. As such, Assure Strata Repoprts take no responsibility for any errors or omissions should any part of the report be found to be incorrect, as it is possible that some of the records were not made available at the time of the inspection for these, or other reasons. Any (hard copy) major reports that are sighted at the inspection, such as Major Defect Report, Engineers Report etc, that are not provided in a digital format at our request, will be noted in the strata report. The Vendor/Lot Owner may request a digital copy.
Although not obligated to do so, Strata Managing Agents / Representatives of the Owners Corporations have no obligation to speak with our inspectors, however, when we are able to speak to a manager or representative, the converstaion is documented in our reports. You should, in any case, use the strata report as a starting point to ask questions of the vendor or selling Agent. It is always recommended the purchaser obtain a Section 184 Certificate prior to settlement. Speak to your Legal representative about this.
Our Strata Inspections are carried out under Section 182 & 183 of the Strata Schemes Management Act 2015.

Requests for inspection of records of owners corporation
182 Requests for inspection of records of owners corporation
(1) Persons who may inspect An owner, mortgagee or covenant chargee of a lot in a strata scheme, or a person authorised by the owner, mortgagee or covenant chargee, may request the owners corporation to allow an inspection to be carried out under this section.
(2) Form of request The request must be made by written notice given to the owners corporation and be accompanied by the fee prescribed by the regulations.
(3) Items to be made available for inspection The owners corporation must make the following items available for inspection by the person who makes the request or the person's agent--
(a) the strata roll,
(b) any other records or documents required to be kept under this Part,
(c) the plans, specifications, certificates, diagrams and other documents required to be delivered to the owners corporation before its first annual general meeting by the original owner or the lessor of a leasehold strata scheme,
(e) any applicable 10-year capital works fund plan,
(f) the last financial statements prepared,
(g) every current policy of insurance taken out by the owners corporation and the receipt for the premium last paid for each such policy,
(h) if a strata managing agent has been appointed, a copy of the instrument of appointment,
(i) if a strata renewal plan has been given to owners for their consideration under Part 10 of the Strata Schemes Development Act 2015 , a copy of the plan,
(j) any other record or document in the custody or under the control of the owners corporation,
(k) if the duties of the owners corporation under this subsection have been delegated to a strata managing agent, any other records (including records of the strata managing agent) relating to the strata scheme that are prescribed by the regulations,
(l) if a building manager agreement is in force or has been entered into but has not yet commenced, a copy of the building manager agreement,
(m) particulars of any service agreement entered into by the owners corporation,
(n) particulars of any agreement entered into with a local council for a strata parking area,
(o) if the request is made within 5 years after the end of the initial period, particulars of any orders made under section 27 and copies of any related contracts or other documents.
: Maximum penalty--5 penalty units.
(4) Meeting inspections For the purpose of complying with requirements for the giving of notice of a meeting of the owners corporation, the original owner (whether or not having ceased to be an owner) or an agent authorised in writing by the original owner is entitled to inspect the strata roll without payment on making a written application.
(5) Voting in secret ballots must not be disclosed Despite any other provision of this section, the owners corporation must not make available for inspection any record that would disclose how an owner voted in a secret ballot unless the owners corporation is directed to do so by the Tribunal or a court.

183 Inspection of owners corporation documents
(1) An inspection under this Division is to take place at the time and place, or by the means, agreed on and, failing agreement, at the parcel at a time and on a date, or by the means, fixed by the owners corporation under this section.
(2) If an applicant and the owners corporation fail to reach an agreement within 3 days after the owners corporation receives the application, the owners corporation must immediately give the applicant a written notice fixing a specified time (between 9 am and 8 pm) on a specified date (not later than 10 days after the owners corporation receives the application), or a specified means, for the inspection to take place.
(3) The means for inspecting documents may be in person or through electronic access to the documents or any other means agreed on or fixed under this section.
(4) A person entitled to inspect a document may take extracts from, or make a copy of, the document but must not, without the consent of the owners corporation, remove the document from the custody of the owners corporation.

42 Inspection of records For the purposes of section 182 (3) (k) of the Act, the owners corporation must make available for inspection the accounting records and other records relating to the strata scheme that are kept by the strata managing agent.

Aged Reports Disclaimer:
Any Strata Report provided is accurate at the time of publication only, based on the records provided at the inspection. We keep reports in our system for up to six-months afer the initial inspection of the records has been carried out. These reports are referred to an "Aged Report". If a client choses to purhase an aged report, they understand that the information may not be accurate with an up-to-date account of the strata scheme and accept that no responsibility is taken by assure strata reports if any new developments, including, but not limited to any recent Strata Committee, or General Meetings, Major Defects, Litigation, Special Levies or any other development that may have occured or taken place in relation to the Lot/Strata Scheme in the time since the initial report was completed. It is always recommended to purchase a new strata report at all times. No rebates are available on an Aged Report.
Refusal of Services Policy:
We reserve the right to refuse services, or cancel an order for a strata reportat any time for any reason we see fit.
