Why has there been a delay in my order? Delays can sometimes occur due to slow responses from certain Strata Management companies or difficulties in scheduling inspections. However, we are persistent in our communication and always work to secure appointments as quickly as possible. If there are any unexpected delays, we will keep you informed every step of the way. Your patience is always greatly appreciated, and we're committed to delivering your report as promptly as possible. Why are documents missing from my report? Our strata reports are based on the documents provided to our inspectors by the strata management company at the time of inspection. While we always request complete Strata Records, there are various reasons why certain documents may not be supplied. We proactively follow up on any missing files and remind strata management of their legal obligations. As a last resort, some reports are "missing" certain documentation. These missing documents can serve as important points of inquiry before settlement. How can I track my order? Our team keeps you informed at every stage of the process via email. We prioritize clear communication so that you always know the status of your order, ensuring a smooth and stress-free experience for you. We only accept orders that we are absolutely confident we can dedicate our full attention and care to. Your order is important to us, and we take pride in delivering quality service with complete diligence. Rest assured, we’re on top of it! What is a Letter of Authority? To proceed with a Strata Search, we’ll need a letter of authority from property vendor, solicitor or authorised representative of the Lot Owner. Your solicitor can request this document on your behalf with the Vendors solicitor. Please note that most strata offices only accept a letter signed by the Lot Owner (Vendor). Please send the LOA back to us as soon as possible as we are legally unable to conduct a search of the records without the letter of authority to do so. Once we have received the letter of authority from you, we will proceed to book in an inspection time with the strata management company. You can download a copy of a Letter Of Authority here, once completed, send back to us at info@assurestratareports.com.au. What is the process and how long does a Strata Report take? Once we receive your completed request form, we will provide payment details within 12-24 hours. After payment is confirmed and we receive the Letter of Authority (LOA), we will immediately arrange an inspection with the Owners Corporation or Strata Management Office. The timeline depends on their availability, but once the inspection is complete, your Assure Strata Report is typically finalized within 1-2 business days. The full process generally takes 2-4 business days, though complex properties may require additional time. What is a strata report and why do you need one? A strata report in New South Wales (NSW) is a comprehensive document that provides detailed information about a strata-titled property, including the property's legal and financial status, any ongoing or past disputes, maintenance requirements, and the financial health of the owners' corporation. Learn more here. Can a Vendor order a Strata Report? Absolutely yes!! In fact this is the best way for the Owner to give themselves the best opportunity of selling their property quicker. This is called a Vendor Strata Report. It is identical to a regular strata report, however is organised prior to the property going on the market by either the Vendor directly, or the selling agent. Purchasers are becoming increasingly weary of the potential dangers of purchasing a property without a strata report. So having a strata report completed before potential purchases look into obtaining their own, will save time for all parties. We share our strata reports via a "view only" Google Drive link. To access your report, you do not require any log in information or accounts. We suggest using Google Chrome to access your report. However, most web browsers will work. Google Drive allows easy and secure access to as many devices as possible to ensure an efficient process for us and our clients. Payment Method Bank Transfer. An Invoice will be issued with Account details once a report request is received. With rising online scams and cybersecurity risks, we have decided on this method to ensure the safest and most reliable payment method for both parties. Why assure strata reports? Simply click on the "Order Your Strata Report Here" links at the top or bottom of any page on our website. Fill out the Request Form and Send to us. We will respond to your request within 24-Hours with Account Payment details. Once the LOA and payment is received, we will make arrangements with the Strata Managing Agent to inspect the records. A Letter Of Authority gives us the legal authority to conduct an inspection of the records. This is provided to us by the purchaser when requesting the strata report.
